## Due-diligence checklist

1. Define the actual consultation, treatment, diagnostic, rehabilitation, education or administrative activity.
2. Test privacy, conversations, screens, paperwork, records and patient flow.
3. Match power, water, ventilation, connectivity, storage, cleaning and infection control to the work.
4. Clarify ownership of bookings, reception, billing, staff, stock, access and after-hours issues.
5. Confirm professional registration, indemnity, licensing and regulatory fit.
6. Examine whether the surrounding entity mix creates clarity or conflicts.
7. Never value a space on promised referrals; referrals must remain appropriate and independent.
8. Confirm availability, access, amenities, alterations, maintenance, notice and costs in writing.
